Fibonacci-inspired curves and proportions echo the sacred patterns found throughout nature, shaping spaces that feel intuitive, balanced, and alive. Interior and exterior living merge in a continuous flow, allowing the home to breathe with the landscape rather than stand apart from it.

Lori Morrison Novoa

Lori Morrison does not build ordinary things. She works from intuition and experience, and from a long instinct for seeing what could exist before anyone else can visualize it.

For more than four decades, she has moved between hospitality, land conservation, wellness, design, food, and real estate - connecting ideas that usually stay in separate disciplines. She has worked alongside the creative minds behind the Four Seasons experience in Costa Rica, founded environmental initiatives, advised leaders, and built communities.

To Lori, land speaks. Trees, energy, and the way a place makes you feel matter as much as how it looks.

ITzel grew out of that. Part private residence, part nature sanctuary. An invitation to live with more freedom and intention.

Her approach is personal and hard to categorize. She cares less about the traditional playbook and more about better questions. What happens when nature leads architecture? What happens when luxury feels like peace of mind instead of excess?

ITzel is her answer. Not a subdivision, and not a resort pretending to be a community. A living vision, built for people ready to live more intentionally, and to have a little more fun doing it.

What if the homes never get built?

 

A fair question for any pre-build. Homes release in small phases, steady as we go, and we’ll walk you through exactly how your purchase is protected on the call.


Why should I trust this?

 

Lori Morrison has built successful projects in the U.S. and Costa Rica. She is well known with a solid reputation in El Salvador. The land is owned by Lori, the team is in place and work is already underway.  


I’ve never set foot in El Salvador. How does this even work?

 

It begins with a conversation. From there, we help to make the process feel simple. You get introduced to all of our proven advisors that help you complete a sale through an international escrow service. If you like, we will furnish your home and guide you and your family through the transition and into the community.  


What does a home cost?

 

Three models, from $750,000 to $2.5M.


Can I buy in Bitcoin?

 

Yes. We are bitcoin saavy and can set you up with solid and secure transfers. 


What about taxes?

 

No property tax. No capital gains on the sale of property through a tokenization process. There are municipal taxes based on the services provided. 


How many homes are there?

 

Forty-four, released a few at a time to founding families.
