THE ITZ PEOPLE
In the work of researcher Freddy Silva, the Itz are remembered not as a conventional tribe, but as a lineage of wise initiates—individuals who lived in deep coherence with nature, water, and light. They were described as observers of the heavens, stewards of land and water, and carriers of knowledge that united science, spirituality, and daily life. Rather than imposing dominance, the Itz were said to guide through understanding, teaching how balance, harmony, and respect for natural forces sustained civilization. Currently being designed
"Earth of the Volcano" homes are grounded by design and by origin, drawing directly from the land that formed them. Inspired by tula (earth) and kan (volcano), these residences embody stability, strength, and quiet transformation. Built into volcanic terrain shaped over millennia, the architecture feels anchored—low, solid, and deeply connected to the soil beneath it. Natural materials and earth-toned finishes create a sense of protection and permanence, while carefully placed openings bring in light, air, and forest views without disrupting the land’s integrity. These homes are for those who seek grounding rather than spectacle, who value the steady presence of the earth and the regenerative power of volcanic land. Ixuma Homes
Approximately 4,500 to 5,000 square feet, these are the most substantial residences at ITzel. Even at this scale, the design begins with restraint: no tree is removed. The home is shaped around the forest, not imposed upon it. Architecture weaves between trunks and canopy, allowing the land to remain whole and alive. Each morning, the sun rises behind the neighboring volcano, flooding the home with first light. In the evening, the moon follows its own path upward from this same sacred geography, casting silver light through the trees and across terraces and water features. Ixuma means "the sacred dawn". Living here is to inhabit a daily celestial dialogue, one that has marked time on this land for centuries.
Generous indoor–outdoor spaces invite long stays, family gatherings, creative work, and deep rest. At the heart of ITZEL sits a 5,000-square-foot luxury tent—an extraordinary structure brought from the Australian Outback and reimagined as the community’s living room. Talamir in Mayan means the "Heart of the community" and reflects the importance of unity and collaboration.
It is where you can visit and understand the master plan of life at ITzel. Fun here happens while homes are being built. A full-time chef anchors the space with shared meals and spontaneous dinners. A curated showroom and interior design studio allow residents to explore materials, furnishings, and finishes in a relaxed, tactile way, versus running around the capital city that has limited options, we bring them to you as you work with our world-class interior designer. ITzel is the result of patience, restraint, and decades of care. Lori has spent more than forty years protecting and stewarding the Lake Ilopango peninsula and the communites around the lake. She is one of the original founders of ProLago a conservation group that has contributed resources and education for the preservation of the lake for almost thirty years. She also served on the board of directors of the visionary group behind the Four Seasons Costa Rica, a project that redefined luxury development and went on to shape Costa Rica’s national ecological laws.
At ITzel, her goal remains the same, to apply development discipline and long-term thinking to Lake Ilopango, setting a standard so enduring that it elevates a collective consciousness of prioritizing preservation of the natural world throughout the lake basin.

The foundation of how life is lived at ITzel is shaped by the life’s work of Ric Scalzo—one of the most influential voices in regenerative herbalism and soil-centered health in the modern world. As the founder of Gaia Herbs and Kokora Life, Ric helped reawaken a forgotten truth at a global scale: human health begins in living soil.

Culture and Lifestyle Curator
Jill Dufresne brings decades of lived experience across corporate IT, hospice care, decentralized medicine, natural healing, and hospitality—an uncommon background that grounds her work in both precision and compassion. Her focus has always been practical: understanding what creates a meaningful life in daily practice.
Based in El Salvador, Jill curates the cultural and lifestyle vision of ITzel, shaping how community, daily rhythms, and shared values come together with intention. She works at the human layer of the project—where place becomes home and connection becomes belonging.
A central part of Jill’s role is guiding expatriate residents as they navigate life in El Salvador. She supports new residents through the nuances of relocation, cultural integration, and relationship-building with local communities, helping them understand customs, rhythms, and social dynamics with respect and care.

Rooted in his Salvadoran heritage and inspired by international experience, his work dissolves the boundary between built space and nature, creating homes that respond to their surroundings rather than impose upon them. Paula Cabrera Gil

Paula Cabrera is a senior architect and co-director of Estudio Pepe Cabrera, bringing a design philosophy rooted in bioclimatic intelligence, material sensitivity, and the belief that architecture should respond to climate, culture, and human rhythm rather than impose upon them. Trained in bioclimatic architecture under Luis de Garrido, her work emphasizes thermal comfort, natural light, passive systems, and the seamless integration of interior and exterior space. At ITzel, Paula’s contribution lies in translating regenerative values into lived form—shaping homes that work with the land, honor volcanic terrain, and support long-term wellbeing through thoughtful orientation, material choice, and environmental coherence. Sofia Avila serves as Lead Interior Designer, shaping the interior vision, material language, and spatial experience across the ITzel project in close dialogue with the architecture, landscape, and the evolving ways residents will live within the land. Her work at ITzel translates regenerative values into interiors that feel grounded, timeless, and intentional—privileging natural materials, restrained palettes, and subtle spatial harmonies that support longevity and a deep sense of place. A Salvadoran designer trained in fashion design at Parsons School of Design in New York, with further studies in furniture design in Florence, Italy, Sofia brings a cross-disciplinary sensibility that bridges interiors, objects, and architecture through a shared respect for proportion, material integrity, and craftsmanship. Sofia’s philosophy is rooted in sustainable luxury, quiet refinement, and the belief that well-considered spaces—guided by timeless materials and subtle references to sacred geometry—can create environments that are both deeply human and enduring.

THE LAKE
At dawn, the lake is a mirror calling for a boat ride to the ancient rocks rising out of the water at the volcanic core. A perfect spot for meditation at the power place of the volcano.
The private beach club marks the entrance to a protected cove at Lake Ilopango. Within the cove, the water remains still and sheltered—reserved for kayaks and paddleboards, where movement is slow and the shoreline stays undisturbed.
Beyond the cove, the lake opens wide. In the afternoons, brisk winds arrive and sailboats appear across the open water, moving in a brisk dialogue with the sky.
The marina is positioned apart from the beach and its inventory of watercraft and concierge service is a welcome amenity for ease and convenience. As the day softens, pontoon gatherings drift gently across the lake, unhurried and communal.

By mid-morning, the choices are many. The lake receives you for a visit, a quiet destination with guardians of an ancient caldera surrounding you, now devoted to stillness.

Can I visit before making any commitment?
Yes. Site visits are an important part of the conversation process. The land, the lake, and the surrounding environment speak for themselves. Details are coordinated personally once the conversation begins.
Is El Salvador safe?
Lake Ilopango is a private, rural environment surrounded by coffee farms and original forests, accessible by a single road, twenty minutes from the capital. El Salvador’s security conditions have changed dramatically in recent years — the country has moved from one of the highest homicide rates in the world to one of the lowest in the Western Hemisphere. We encourage prospective residents to visit and experience the reality firsthand.
What happens after I fill out the form?
Someone from ITzel will be in touch personally to continue the conversation. There is no automated sequence. There is no pressure. The process begins with a dialogue, and every conversation is specific to you.
How does Bitcoin integration work?
Bitcoin is legal tender in El Salvador. ITzel integrates Bitcoin as part of its financial infrastructure alternatives with our strategic partner SatStreet, supporting transactions, ownership, and long-term financial sovereignty. The details of how this applies to each resident are discussed personally.
What stage is ITzel in?
ITzel is in its first phase of planning and in the last of the permit process to begin construction. More details of the timelines are shared during the conversation process. We expect our first homes to begin construction by June 2026 and calculate an average building time of 9 months for most of our models.
Can foreign nationals own property in El Salvador?
Yes. El Salvador permits foreign property ownership. ITzel’s ownership structures are designed for clarity, security, and accessibility for an international community.
